Part Exchange Case Study 5
David and Nicola crack the credit crunch at The Cottons
Everybody wants to know how to best time the property market when buying a new home and like many homebuyers today, David and Nicola Flood questioned whether or not they should wait for the climate to settle before making their next move. But having stumbled across their dream house at The Cottons in Chadderton, the couple decided to bite the bullet and came out smiling thanks to Countryside Properties’ Part Exchange scheme.
David and Nicola’s old home in Moston had been on the market for five months and was showing no signs of moving. The couple knew that even if they did get an offer, that it could be well below asking price and they weren’t comfortable with the idea of settling for less than they believed it to be worth. They were starting to think that they might have to hold off on their plans of moving area until selling conditions improved, but came across The Cottons by chance and never looked back.
Why move now?
When asked why they chose now to move house, Nicola replied:” We knew the Cottons was perfect for us the first time we went to look around, but tried not to get our hopes up too much. There was only one of the house types that we had chosen left available to buy, a three bedroom mews house, and given the time our home had already been up for sale, we thought the chances of us being able to complete a sale in time were slim. But thankfully the part exchange scheme was there to help us out.
“We were told that Countryside Properties would buy our old home from us at a price that reflected its true market value and that in doing this we could secure the brand new home we had fallen for. It was an offer that we couldn’t refuse and within 4 weeks, the deal was complete and we had moved in. Debbie and Rachael, the sales consultants on site, were really friendly and helpful which made a huge difference to the whole process and we didn’t have to worry about finding a buyer, or even that a buyer might back out and the sale fall through like you might have to with a traditional sale – I still can’t believe it was so easy.”
Perfectly located just 6.2 miles south of Rochdale town and 7.5 miles north of Manchester city centre, The Cottons marks the area’s proud heritage which remembers the industrial revolution that once founded the town. Countryside Properties has paid particular attention to enhancing the natural environment with a winding foot and cycle path that borders the adjoining picturesque areas of green open space, providing comfort and quality that modern families need.
